Legally, no. Practically, yes — especially in Denver's competitive market. Without an agent, you're negotiating directly against the seller's experienced representation, navigating complex legal contracts without guidance, and potentially missing inspection issues or appraisal problems that could cost you tens of thousands of dollars after closing. Given that buyer's agent services cost you nothing in Colorado, not using one is one of the most expensive decisions a buyer can make.
The timeline has two phases:
Search phase: Typically 4–12 weeks, depending on your budget, how specific your criteria are, and how competitive the neighborhoods you're targeting happen to be.
Closing phase: Once an offer is accepted, most transactions in Denver close in 30–45 days. This covers the inspection period, appraisal, lender review, and final documentation.
Total time from your first consultation to keys in hand: 2–4 months is a reasonable expectation for most buyers.

$450K–$550K: Barnum, Globeville, Swansea, Thornton, parts of Lakewood

Denver's market in 2026 is moderately competitive. The frenzy of 2020–2022 has cooled, but well-priced homes in desirable neighborhoods still move quickly—often within 1–2 weeks of listing. The median home price in the Denver metro is approximately $550,000. Interest rates have stabilized compared to the 2023 peak, which has brought more buyers back into the market.
For sellers: well-prepared, correctly priced homes are still selling at strong values.
For buyers: there's more inventory than in recent years, which means more negotiating room, but preparation still matters.
