The timeline has two phases:

Search phase: Typically 4–12 weeks, depending on your budget, how specific your criteria are, and how competitive the neighborhoods you're targeting happen to be.

Closing phase: Once an offer is accepted, most transactions in Denver close in 30–45 days. This covers the inspection period, appraisal, lender review, and final documentation.

Total time from your first consultation to keys in hand: 2–4 months is a reasonable expectation for most buyers.

Denver's market in 2026 is moderately competitive. The frenzy of 2020–2022 has cooled, but well-priced homes in desirable neighborhoods still move quickly—often within 1–2 weeks of listing. The median home price in the Denver metro is approximately $550,000. Interest rates have stabilized compared to the 2023 peak, which has brought more buyers back into the market.

For sellers: well-prepared, correctly priced homes are still selling at strong values.

For buyers: there's more inventory than in recent years, which means more negotiating room, but preparation still matters.
